On client builds — where we manage your Semi-Custom home from dirt to keys — our fee comes through the general contractor contract, not out of your pocket. You never write us a separate check. And because of the pricing we have negotiated with our general contractors and vendors over hundreds of builds, most clients actually pay less than they would building on their own. You get a full-time client advocate managing your entire build, and it typically costs you less than going it alone. Not at all. Most clients come to us without land. Once we talk and we understand what areas you're comfortable living in and what your budget looks like, we go to work finding suitable lots that fit. Land sourcing is part of what we do. You don't need to figure that out before reaching out.

Once permits are pulled, most builds take 6 to 7 months to reach a Certificate of Occupancy. If we're starting from scratch and need to find and vet land first, add a few months to that timeline. From your first conversation to keys in hand, you're typically looking at 9 to 12 months depending on land availability in your target area.

There are two options. The first is working with one of my investors who will fund the build for you. You bring your financing at the end when the home is complete. The second option is a construction-to-perm loan, where a bank or lender finances the build from the start and it converts into your mortgage at closing. We have preferred lenders who do these regularly and we'll connect you with the right one for your situation.

Nothing changes without your approval. If something comes up that affects the budget, a change order gets presented to you before any work proceeds. You review it, you approve it, then we move forward. That said, change orders are much more common on fully custom builds. With Spec and Semi-Custom homes the pricing is well established and surprises are rare. Transparency is built into the process from day one.

A general contractor runs the job site. Thor Consulting is your client advocate. We find the land, vet it, structure the contracts, hire the right general contractor, oversee the build, manage your material selections, and make sure your interests are protected at every stage. We are involved in every step of the process and on site at least once a week. You will never wonder what is happening with your build because we will already be there. Having done this over 330 times, we know exactly where deals go sideways and how to make sure that never happens to you. The general contractor builds your house. We make sure the whole thing happens on budget, on time, and without the landmines most people never see coming.

Some changes are possible depending on where we are in the build. Early stage changes are much easier than late stage ones. The best approach is to make sure you're happy with the plan and selections before we break ground. That's why we spend time upfront going through everything carefully.
